Walk two blocks into Hilltop or Belcaro and you're in a different Denver: mid-century ranches on quiet curved streets modeled loosely after Kansas City's Bonnie Brae, big lots, understated houses that don't look like $2M homes from the sidewalk and are anyway.
Country Club has the city's oldest, largest estates hiding behind hedges near the Denver Country Club, and Wash Park mixes Denver Squares with Craftsman bungalows that were never built with today's room proportions in mind. None of that fits a Cherry Creek showroom floor plan sized for condo staging.
A sofa sized right for a Cherry Creek North high-rise unit will look undersized in a Hilltop living room with nine-foot ceilings and a fireplace wall from 1952. Belcaro's older homes have narrower hallways than anything built today, and Country Club's grand old houses often have room proportions that predate central air. Long, deep rooms that swallow a standard-depth sofa. We measure the actual room, not a floor plan someone photographed for a listing. Denver's dry air and heavy west-facing sun through those big Wash Park windows also do real damage to certain leathers and fabrics over a decade. We spec around that instead of finding out the hard way.
